Terms of Service

1. Definitions

• "AnyDoor", "we", "us" — refers to Tariro Limited, a company incorporated in the Republic of Cyprus, the operator of the Service.
• "Service" — the AnyDoor website, mobile experiences, APIs, analytics outputs, and related products.
• "Listing Partner" — DDN Real Deal Estates Limited (Licence No. 347/E, Registration No. 1311), the licensed Cyprus real-estate agency that presents all property listings on the Service.
• "Listing" — any property advertisement, description, media, price, or specification displayed on the Service.
• "User", "you" — any individual or entity accessing the Service.
• "Content" — text, images, data, analysis, ratings, comments, and any other material published on or submitted to the Service.

2. Who operates what

The Service is operated by Tariro Limited. All property listings are presented by our Listing Partner, DDN Real Deal Estates Limited, a licensed Cyprus real-estate agency. Property management services offered through the Service are provided directly by Tariro Limited under separate written agreements.

AnyDoor is an information marketplace and analytics platform. We are not a brokerage and do not complete property transactions ourselves. Where you transact with a Listing Partner, the Listing Partner is the regulated counterparty for that transaction.

3. Eligibility and accounts

You must be at least 18 years old and able to enter into binding contracts under the laws of your jurisdiction to use the Service. If you create an account, you are responsible for maintaining the confidentiality of your credentials and for all activity that occurs under your account.

You agree to provide accurate, current and complete information and to keep it updated. We may suspend or terminate accounts that contain false, misleading or impersonating information.

4. Acceptable use

You agree not to:

• Scrape, crawl, harvest, or systematically extract data from the Service without prior written consent.
• Reverse engineer, decompile, or attempt to derive source code or proprietary models from the Service.
• Interfere with the Service's security, availability, or integrity (including denial-of-service or attempts to gain unauthorised access).
• Use the Service to send spam, phishing, fraudulent enquiries, or to misrepresent yourself.
• Submit false listings, fake reviews, or misleading property information.
• Use the Service in violation of any applicable law, including Cyprus, EU, or international sanctions.

5. Listings and analysis

Listings are sourced from our Listing Partner and other third parties. While we apply reasonable checks, we do not warrant that any Listing is accurate, complete, current, or available. Independent verification with the Listing Partner is required before you rely on any figure or commit to a transaction.

Analysis displayed on the Service (yields, IRR, price benchmarks, confidence bands) is produced by AnyDoor's in-house model. It is statistical in nature, based on assumptions described on our Methodology page, and is not personalised investment advice.

We reserve the right to remove, edit, or refuse any Listing or Content at our sole discretion, including where we believe it breaches these Terms or applicable law.

6. Paid services

Property management and other paid services offered through the Service are governed by a separate written agreement between you and Tariro Limited. The terms of that agreement (including fees, term, deliverables, and termination rights) take precedence over these Terms with respect to those services.

7. Intellectual property

The Service, including its software, design, brand, text, graphics, datasets, and analytical models, is owned by or licensed to Tariro Limited and is protected by copyright, trademark, and other intellectual property laws. You receive a limited, revocable, non-exclusive, non-transferable licence to access and use the Service for your personal, non-commercial use, subject to these Terms.

No part of the Service may be reproduced, distributed, displayed, or used to train machine-learning models without our prior written consent.

8. User content

When you submit content to the Service — including property submissions, enquiries, reviews, or messages — you grant Tariro Limited a worldwide, royalty-free, non-exclusive, sublicensable licence to host, store, reproduce, modify (for formatting), publish, and display that content for the purpose of operating and promoting the Service. You represent that you own or have all necessary rights to the content you submit.

9. Disclaimer of warranties

The Service is provided "as is" and "as available" without warranties of any kind, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or uninterrupted operation, to the maximum extent permitted by law.

10. Limitation of liability

To the fullest extent permitted by applicable law, Tariro Limited, its affiliates, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, including loss of profits, revenue, data, goodwill, or property value, arising out of or in connection with your use of the Service.

Our aggregate liability for all claims arising out of or relating to the Service in any twelve-month period shall not exceed the greater of (a) the amounts paid by you to Tariro Limited for paid services during that period, or (b) one hundred euros (€100). Nothing in these Terms limits liability that cannot be excluded under applicable law (such as for fraud or death and personal injury caused by negligence).

11. Indemnification

You agree to indemnify, defend and hold harmless Tariro Limited and its affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in any way connected with (i) your use of the Service, (ii) your breach of these Terms, (iii) your violation of any law or third-party right, or (iv) any content you submit.

12. Termination and suspension

We may suspend or terminate your access to the Service at any time, with or without notice, if we reasonably believe you have breached these Terms, created risk or legal exposure for us, or for operational reasons. You may stop using the Service at any time. Sections that by their nature should survive termination (intellectual property, disclaimers, liability, indemnification, dispute resolution) will survive.

13. Changes to these Terms

We may update these Terms from time to time. For material changes we will provide at least 30 days' notice through the Service or by email. Your continued use after the effective date constitutes acceptance of the updated Terms. The "Last updated" date at the top reflects the most recent revision.

14. Third-party services and links

The Service may link to third-party websites, services, or content (including those of our Listing Partner). We do not control and are not responsible for third-party content. Your interactions with third parties are solely between you and that third party.

15. Governing law and dispute resolution

These Terms are governed by the laws of the Republic of Cyprus, without regard to conflict-of-laws principles. The parties will first attempt to resolve any dispute amicably through good-faith negotiation. If a dispute cannot be resolved within 30 days, it shall be submitted to the exclusive jurisdiction of the competent courts of Nicosia, Cyprus. Nothing prevents either party from seeking injunctive relief in any competent court.

16. Miscellaneous

• Severability. If any provision is held unenforceable, the remaining provisions remain in full effect.
• No waiver. Our failure to enforce a right is not a waiver of that right.
• Assignment. You may not assign these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, reorganisation, or sale of assets.
• Entire agreement. These Terms (together with our Privacy Policy and any paid-services agreement) constitute the entire agreement between you and Tariro Limited regarding the Service.
• Force majeure. We are not liable for any failure or delay caused by events beyond our reasonable control.
